Ian Mulheirn has tweeted about the situation in Germany regarding their housing policy. They are in a similar situation to England, they have more dwellings than households!

Fascinating to see Germany's housing construction target is 400k/yr. There's concern about only having achieved 295k last year and around 280k annually in recent years. But over the past 20 years just 146k households have formed each year... https://destatis.de/EN/Themes/Societ

Big picture Germany's situation is remarkably similar to England's. Roughly 6% more dwellings than households, a figure that's been rising steadily for years. Equivalent figure for England in 2022 is 6.4%

The "We need to increase supply mantra" continues to dominate policy, contrary to what the evidence suggests is needed!
